This is when everything comes to life visually as we develop a comprehensive design proposal. This will involve some building and/or land surveying of your property. We will discuss in depth the statutory consents required and if a pre-planning meeting is appropriate. We will also explore and consider construction material options, connection of spaces where appropriate, scale and aesthetics of the proposal. A cost estimate will be made at this time and an indication of the build timescale.
Once the design has been finalised, we can manage the planning application to the Local Authority on your behalf as well as any other applications such as fire safety certificate.
We will listen and tease out your vision and priorities in detail. We'll explore and visualise your proposed buildings functionality and potential space options. This also enables us to forecast a realistic budget for construction.

We'll meet you personally to get a deep understanding of your needs and examine the site, in terms of aspect, approach, orientation, levels, vegetation, neighbours, macro & micro climate and the views. Then let us work our magic and turn your vision into a unique design concept.
Once planning and any other consents have been received its full steam ahead. We'll prepare tender drawings, specification and scope of works to brief contractors. Usually, competitive tender is the favoured option as this will get the best price to build your project. On receipt of the quotations from the contractors, the tenders are analysed. We will facilitate a building contract, between the client and selected contractor on your behalf.
When it comes to project commencement, we not only manage the whole build but can also be the single point of contact for the client. We also work with an approved panel of external consultants who can be commissioned when required. We have an excellent working relationship with leading firms of specialist consultants, and can arrange for advice or services to be provided for any of the following – Civil/Structural Engineers, Health & Safety, Quantity Surveyors and Landscape Designers.
During construction, we will visit the site regularly, checking on progress, quality and workmanship. We will also advise on any unforeseen problems that may occur and rectify the same. We will snag the building works upon completion and then certify the works, both in terms of planning and building regulation compliance.
